Invest 1 Million Dollars That You Don't Have - Using Other Peoples Equity

By Martin Thomas

They say it takes money to make money, the idea that you need a million dollars in the first place to get rich is one of the most mis-understood concepts in financial circles. It is true it is easier when you have money to make money, but there are business tools and financial instruments one can use in place of one million dollars. I explore one such tool in this article.

If you have ever tired to sell your home, you would have come across this investment tool. The listing agent will more times than not try to get you to sign an "exclusive agreement" This document legally obligates you to hand over financial control of your property to the selling agent, typically for 90 days.

I say financial control, because this agreement clearly gives the agent and only the agent the right to sell your property. If your neighbor approached you the very next day and made you an offer on the property, and the agent has done absolutely nothing to sell your property, with this agreement in place, you must still pay them the agreed commission.

An exclusive agreement is one way to control an asset that you yourself do not own. Can you see how this can replace having a million dollars in the first place? If you did have one million dollars, you would use it to snap up under-priced property or other assets for quick resale in the hope of making a profit. This kind of business tool allows you to control assets temporarily, giving you the exclusive right to sell the asset over a given period of time.

What more do you need? You don't even need to offer a deposit. In fact, you need not risk any money at all in the asset. If it doesn't sell, you move on and let the agreement expire. You need only the agreement stipulating the mark up or percentage commission you will take. The buyer, the new buyer you find for such assets, need not even know about the exclusive agreement. All they see is the sales contract.

The Million Dollar Answer to Road Rage

By John W Williams

We've all been there. At that moment when you're ready to blow your honk or yell at the driver next to you because they seem to be clueless. You get angry because the person in front of you is going 15 miles UNDER the speed limit. You're thinking What Are They Doing? You are steady shouting"Move", "The Light is GREEN", "It's a Yield sign not a Stop sign." The crazy part is Hello they can't hear us. Meanwhile, you've already lost your composure over this slow driver in front of you. I prefer to call them Sunday drivers. They're just poking along like they are on a Sunday Drive on Wednesday afternoon during rush hour. By now you are accelerating and decelerating your vehicle to tailgate this knucklehead in front of you, in hopes that they might get a clue. My question to you is ... who needs to get a clue you or them? Answer this honestly because you might have a problem with road rage.

Read over this checklist and if you're guilty of one or two you may not have a rage problem. (I'm guilty of a few myself) However, if every drive you take you find yourself committing several of any of the following ... you may have a Road Rage problem.

Do You -

- try to force the slow driver ahead of you to speed up by tailgating them

- weave back and forth in traffic, changing lanes without signaling

- intentionally pass someone and then slow down to let them know how it feels

- hit the gas and race through a caution light when it is about to turn red

- drive in the passing lane intentionally blocking other drivers from moving ahead

- constantly sound your horn

- flash your lights on and off at other drivers to get them to move out of your way

- constantly brake hard because you have little time to react

- use obscene gestures towards other drivers.

There are ways to avoid feeling anxious, and upset, while driving. And time is one of the key factors. Leaving yourself 15 minutes to spare while traveling can do wonders. So take some deep breaths and slow down. The car you are driving could end up being a deadly weapon if it is used in a hazardous manner. Instead of trying to multi-task while driving, use it as down time to relax. Put in your favorite CD and just unwind. And if you happen to be the pokey driver that's holding up traffic and someone flips you off, don't react the same way. Avoid making eye contact with anyone who is trying angrily to get your attention. It could end up being a deadly situation.

Here's a few ways I've found to calm down behind the wheel:

1- If you are having a bad day, Keep your emotions in check by focusing on family or friends or something positive. Sometimes just smiling for no reason can help you stay calm.

2-If another driver is being rude to you, don't be rude back to them. Sometimes people are just looking for a reaction. If you react, then the fight will probably be on.

3- If you feel someone is trying to be aggressive with you avoid eye contact them. (I usually start nodding my head to the music). That allows them think I'm clueless and they drive on in frustration leaving me alone.

4- Think just how valuable life is. Your reaction could cause an accident. Is it really worth it? What if the other driver has a weapon? You never know the other driver's state of mind ... they could be having a bad year compared to your bad day. They could feel they have nothing to lose. But what about you? Is reacting and getting even worth getting killed?

5-Give people the "benefit of the doubt". Maybe they just got fired, lost a family member or have an emergency of some sort and that's why they're driving like a maniac. In some cases people will get lost in their thoughts and not even realize they are annoying you. We all have bad times.

6- Lastly but most importantly, if a bad-mannered driver is following you don't go home. Stop by the nearest police station or call 911 and give your location while continuing to drive.

The main thing we all need to remember is to treat other drivers the way we'd want them to treat our grandmother on the road. Everyone has their reasons for their insane ways of driving and we can't control that. We can however control ourselves. So proceed with caution and try not to rush. If we all were a little more considerate while driving this wouldn't even be an issue.

Drive safely and live longer. It's better to get to your destination late then never at all.

Ideal Clients - Create Your Million Dollar Ideal Client Profile

By Suzanne Muusers

The term "target client" has been vastly overused in marketing terminology in the past decade. While it's wise to have a target client, most successful entrepreneurs know that it's more important to have an ideal client.

What do you TARGET in a client?
A target client profile can consist of demographics like age, gender, religion, income range, education, and geographic area. A target client is usually part of a niche market based on a certain set of demographics. For example, if you're a financial advisor you could target successful business owners with gross revenues over $250,000.00 and no retirement plan. This makes sense because the business owner will have profits ready to be invested. The larger market is business owners and the niche is successful business owners making over $250,000.00. A niche should be fairly easy to identify and big enough to provide a steady flow of new prospects.

What do you WANT in a client?

The difference between a target client and an ideal client is the qualities you WANT in a client, namely the factors that make dealing with this client the reason you are in business in the first place. Identifying and going after your ideal client not only translates into dollars for your business, it also makes perfect sense because these are the clients that make you happy.

If you're not in business to make a ton of money, read no further. Your ideal client is the one you are pleased to take on. They make your day. After an appointment with your ideal client you are energized and can take on the world. You feel happy to work with them. These are the clients you want to actively pursue.

To create your own Million Dollar Ideal Client Profile, ask yourself the following questions:

• Who are the ideal clients who can easily afford to pay my fees?
• In what income range does my ideal client fall?
• Who are the clients that value my service?
• Are they the type of client that trusts me?
• Who is the client that I am comfortable with knowing that I don’t have to "sell" them anything?
• Which of my current clients act on my advice/suggestions?
• Are my ideal clients ready for action?
• Will my ideal clients take responsibility for their decisions?
• Do my ideal clients realize it when they have taken up too much of my time?
• Are my ideal clients willing to invest in themselves?
• Are my ideal clients open to new ideas?
• Will my ideal clients refer business to me and be raving fans?
Where can you find your ideal client?

Ask yourself where they congregate? What clubs do they belong to? What social activities do they engage in? Think of clients you are currently servicing. Who do you know who is your ideal client and who can they refer you to?

What are some ways that you can attract your ideal clients?

You can attract them by including a section in your bio or in your Frequently Asked Questions area of your website that states "I work best with clients who…"

Your Action Item: Take some time right now to list the qualities you seek in your ideal client and begin to develop your Million Dollar Ideal Client Profile.

100 Million iPod Batteries

By Dan Hagopian

100,000,000 iPod owners and counting! A remarkable tribute to Apple’s iPod music player – no question! I wonder how many of these iPod owners know how their iPod battery works.

Understandably most people don’t really care as long as it does. However I am interested and I’m sure there are others out there as well who want to know how their iPod battery actually delivers power to their iPod.

Most people would never realize how complex an iPod battery is nor would they realize how many components can be found within their iPod battery. For starters your iPod battery is made up of highly specialized battery components including:

*iPod battery connector

*iPod battery fuse

*iPod battery charge and discharge FETs

*iPod battery cell pack

*iPod battery sense resistor

*iPod battery primary and secondary protection ICs

*iPod battery fuel-gauge IC

*iPod battery thermistor

*iPod battery pc board

These components together allow your iPod battery to function so that you can listen to music while doing the various activities of your day. Before we can delve deep into each of these ipod battery components I want to make sure that we understand that these components together work in an effort to produce electrical current to supply to the iPod.

iPods require electrical power in order to function. iPods’ draw electrical current on demand from your iPod battery. However your iPod battery is not a storage house of electrical energy but instead your iPod battery is your iPod’s internal electrical “factory” that creates electrical energy through a process known as an electrochemical energy conversion and subsequently your iPod battery delivers electrical current to your iPod. The electrochemical energy conversion is a process of replenishing of electrons and it is this electron replenishment that causes the chemical conversion to take place and create the electrical energy byproduct. To understand electrochemical conversion let’s see how electricity is created in the first place.

Electricity is a property of subatomic particles which couples to electromagnetic fields and causes attractive and repulsive forces between them. This repulsive force between the subatomic particles creates an electric current; the flow of electric charge transports energy from one atom to another. Electrical current is measured in amperes, where 1 ampere is the flow of 62,000,000,000,000,000,000 electrons per second!

Inside your iPod battery engineers have designed a constant state of disequilibrium, which cause a continuous flow of electrons. When electrons move between the atoms (atoms are made up of particles called protons, neutrons, and electrons) a current or flow of electricity is created.

But how is this current of electricity created to begin with? This comes back to our electrochemical conversion. In order to create electrical energy (or a constant state of disequilibrium, which cause a continuous flow of electrons) there must be an electrochemical system which includes the electrodes and the electrolyte housed within your battery. Electrons flow from one electrolyte to another and the electron flow is conducted by an electrolyte. In ipod batteries for example an electrochemical system can be comprised of the electrodes consisting of Carbon/Graphite for the negative electrode and Lithium cobaltite for the positive electrode.

Between these electrodes is an electrolye which can be a highly conductive solution consisting of lithium hexafluorophosphate. The electrolyte solution is a chemical compound that when dissolved in a solvent (i.e. water) forms a solution that becomes an ionic conductor of electricity. Hence the electrochemical conversion!

Once the electrochemical conversion begins then the balance of the ipod battery’s specialized hardware components I mentioned above can be put to work transferring and monitoring the iPod battery and the iPod – all for the sole purpose of delivering power to your iPod.
