The title of your ebook will be the single most important factor in whether you are successful in selling it on the internet. Without a catchy title that tells people what your ebook is about and how it will help them to solve their problem, you will find the process of selling it online to be a long and arduous process.

So how do toy come up with a great title? Here are some ways to work on finding the one that is best for your ebook:
  • Make a list of the benefits of your writing. Think about it as your reader would. What's in it for them? Will they be able to lose weight quickly, learn how to purchase a home for less than market value, or be able to find the perfect man or woman for a relationship? Be specific with these phrases.
  • Look at your keywords. These are the words and phrases people type in when they go to a search engine to look for information on the subject they are interested in. Use these keywords in your title so that your target audience will know you are speaking directly to them.
  • Play around with the words. Alliteration, using the same sounds at the beginning of each word, works very well with titles. An example of this would be something like "Sensuous Salads and Sandwiches" for a book about cooking foods that will get your mate in a romantic mood after dinner. Another thing to consider is the beginning sounds of words. Depending upon your topic, you may want harder sounding letters in your title, as opposed to the softer sounds.
  • Make a list of potential titles and let many people look at them. If you have a list already, ask these people to help you choose a title. Ask them what they think the book is about just by looking at the title.
Whereas a great title will not sell a poorly written book, a poor title will keep you from selling as many ebooks as you possibly can.

Marketing Apartments - Sell Prospective Renters On The Benefits

Did you know that it's not necessarily the features that will sell a building to potential renters, but rather the benefits that those features will provide the customer? Everyone wants to know "What's In It For Me?". One of the best ways to improve upon your sales technique is to sit down and brainstorm a list of features you offer and how they benefit the renter. When brainstorming for features and benefits consider each of the following different areas:
reputation, added value, uniqueness and convenience.

Reputation: The reputation of the building will serve as a good indicator to prospective renters about the quality of the building. Renters want the security of knowing that maintenance issues are dealt with in a timely fashion. It's not enough to simply tell them this as being a salesperson they will often be skeptical of your motives. Show them proof. Gather testimonials from satisfied renters and provide them to your prospect.

When gathering testimonials just remember to ask for contact information from your current residents. A first name is not often credible. If they offer to list their phone number or unit number this will often be sufficient for credibility and the prospect will not often follow up to check the validity of the testimonial. Just remember to always have permission from the resident before offering any personal information.

Added Value: Added value may be as simple as upgrades that you have made to the unit. Have your recently changed the toilets or bathroom fixtures? Do you supply extra appliances such as a dishwasher, microwave or air conditioner? These all add value to the unit in the eyes of the renter. Sometimes even adding a ceiling fan at no extra charge can increase the interest of the prospective renter.

Uniqueness: Does your building have more windows than the average apartment? Natural lighting is not only healthier but the sunlight in the wintertime cuts down on the cost for heating. This may save your renter money on their heating bill. Does you have building social events?
Those appeal to most seniors as they enjoy having daily activities. Brainstorm what is unique to your building and stress the benefits when showing the unit to the prospective renters.

Convenience: The number one reason renters choose a building is location. Find out what amenities are conveniently located near your building and be sure to bring those up. Not only will amenities attract renters, but also payment options. Many renters wish to pay by credit card or pre-authorized payment. If you have those options, it may be a benefit to those busy individuals that do not want to have to worry about remembering to write that cheque.

Remember, just because a prospect needs an apartment does not mean that they will automatically be interested in yours. In this competitive industry it's all about selling why your location is the best fit for them.

How To Sell Your House in Today's Market

If your market is anything like the Key West market, you are sitting on your property, waiting for your flush buyer. And you have been for some time. Frustration has probably set in. You need to sell before actual panic takes hold.

There is hope. The formula is ancient: product and price. Sellers who really want to sell, need to lower prices till they generate activity (i.e., phone calls and showings) and keep lowering till they generate action (i.e., offers).

It is now officially a Buyer's market and this is true in all but a very few U.S. markets. In a Buyer's market, the good deals sell first. The formula we have used successfully for getting showings and offers on a stagnant property is to: 1. Lower the price 10% at a time until the phone starts ringing = ACTIVITY. 2. Keep lowering the price 10% at a time until you get offers = ACTION.

How often? Every 2 weeks is not too often to lower the price, but timing is dependent on time of year and seller's motivation. In your busiest season, when you have the most activity, every two weeks might not be fast enough! You will know you are close when the phone starts ringing.
You'll know you are really close when you get offers. You'll know you are there when you have a signed contract.

To get from contract to closing, be willing to negotiate. Fix anything the buyer needs to have fixed to have a safe home (termite treatment, upgrade electric, plumbing repairs, sound roof, dead trees limbs down.) Remain calm.

In a Seller's market, sellers are insulted by offers lower than 5% off the asking price. In today's market, you will definitely get offers lower than this. If you are insulted by any offers, you need attitude adjustment. Nobody cares if you are insulted.

There are buyers in our market right now and they want to buy. The hold up is price. Sellers are still in denial about the direction of the market - they can't let go of the big number and they think any minute this baby is going to turn around.

Unfortunately, this ship is too big and wieldy. And it's run into an iceberg called Subprime Mortgages. It's just not going to be able to bounce back. Last I looked in our MLS, there was a four year inventory on the market... Usually, we have four to six months. And with so many

As REALTORs stop cheer-leading, reality will spread.

Reality is the only hope for a turnaround in this market. Inventory has to clear out. A lot of it will clear out via foreclosure. That's a fact. If you are a seller who can still avoid foreclosure, take the money you can get and move on.

Today, the price has to make sense to the buyer. For sellers stuck in 2004's market when seller's ruled, today's price will NOT make sense to you. It will be shocking. But for sellers who really want to sell, it's time to bite the bullet. It's not your market anymore.
